What Selling a $1 Million+ Home in Evergreen Really Looks Like
If you're considering listing a home in the Evergreen, Colorado foothills, especially one valued over $1 million, it helps to know what the process can actually involve. Not every sale is three photos and a sign in the yard. Sometimes it takes real persistence, from both the sellers and the agents representing them, to get a deal across the finish line. Here's a recent example from our own work in the foothills.
A Home That Hadn't Found Its Buyer Yet
28424 Tepees Way sits inside a gated community in Evergreen, with mountain views and the kind of setting that draws buyers to this part of Jefferson County in the first place. It had been listed before with a different agent, but hadn't found the right buyer.
We took the listing on this year. Along the way, the process included a setback that required pulling the home off the market for a full restoration, and a negotiation period that tested everyone's patience. Neither of those things is unusual for a home in this price range. Higher-value transactions often involve more thorough inspections, more detailed buyer due diligence, and more back-and-forth before both sides land on terms that work. That's simply part of what selling well at this level looks like.
Staying With It
Our sellers stuck with the process, and we stayed with them. We re-listed the home this summer, found the right buyer, and worked through every detail that came up until we reached closing. That's the part of the job that doesn't always make it into a highlight reel. It's staying steady when a transaction gets complicated, and not giving up until it's resolved the right way for the people we represent.
What This Means If You're Selling a Foothills Home
If you're thinking about listing a home in Evergreen, Conifer, Morrison, or anywhere in the Denver foothills, here's the honest takeaway: a smooth, uneventful sale is great when it happens, but it isn't guaranteed, especially at higher price points where buyers tend to bring more scrutiny to the process. What matters more than avoiding every bump is having a team that knows how to work through them without losing sight of your goals.
That's the role we take seriously with every listing, and especially with homes in the $1 million-plus range, where the stakes and the complexity both tend to be higher.
