The Denver Metro real estate market shifted again in July, and if you're watching the foothills — Evergreen, Morrison, Conifer, Pine, Golden, Littleton, or Arvada — the numbers are worth a look. Prices climbed. Homes sat on the market a little longer. And buyers slowed down just enough to notice. Here's what the July 2026 data from REColorado actually shows, and what it means if you're buying or selling in Jefferson County.
The Headline Numbers
Prices Are Still Climbing
The median closed price across Denver Metro hit $605,000 in July, up 3% from a year ago. Sellers who priced correctly back in the spring are seeing it pay off now.
Homes Are Taking a Bit Longer
Median days in MLS came in at 22 days in July. That's four days faster than last July, but three days slower than June — the third month in a row that number has climbed. Translation: buyers aren't rushing the way they were earlier this year. They're taking time to compare, negotiate, and actually think before they write an offer.
Listings Up, Contracts Down
New listings rose 2% year over year to 5,450, giving buyers more to choose from. But pending listings — homes actually going under contract — dropped 3% year over year and 6% from June, landing at 3,440. More inventory, fewer contracts. That gap is the clearest sign the market is rebalancing toward buyers, even with prices still rising.
Inventory Holds Steady
Active listings sat at 13,045 homes in July, down 4% from last year, which works out to 15 weeks of supply — unchanged from a year ago. Total sales volume across the metro reached $2.66 billion, up 2% year over year. Fewer transactions, but bigger dollars, thanks to those higher prices.
What This Means If You're Buying
You have more time and more homes to choose from than you did a year ago. But don't read that as permission to wait indefinitely. The numbers by price range tell an interesting story: homes priced between $1 million and $2 million sold in a median of just 17 days in July — the fastest of any price bracket in the entire metro. Entry-level homes under $200,000 took 56 days. If you're shopping in that $1M+ range, well-priced, well-marketed homes are still moving fast, and hesitating can cost you the one you actually wanted.
What This Means If You're Selling
Pricing strategy matters more now than it did a year ago. With days on market climbing for three straight months, homes priced to today's market are still selling close to that 22-day median. Homes priced for last year's market are the ones sitting. If you're planning to list a foothills property this fall, the data says: price it where buyers are right now, not where the neighbor's house sold back in April.
A Quick Look at the Rental Market
For anyone holding a rental property or thinking about becoming a landlord, July's rental numbers are worth a glance too. Median leased price across the metro rose 2% year over year to $2,850. Properties leased actually fell 11% year over year, and median days in MLS for rentals held flat compared to last year. Fewer rentals moved, but the ones that did commanded slightly more money. If you own investment property in the foothills, that combination is worth watching heading into fall.
The Foothills Take
Denver Metro numbers cover eleven counties, from Adams to Park, but the foothills market moves on its own rhythm. Mountain-adjacent buyers in Evergreen, Morrison, Conifer, and Pine tend to move more deliberately than metro-core buyers to begin with — acreage, well and septic systems, and wildfire mitigation aren't things people rush into.
